Thomas D. Bridenbaugh Specializing in corporate and real estate practice, Thomas represents both private developers and governmental entities in connection with a wide range of real estate and development transactions across the Mid Atlantic region. Currently, he has day-to-day responsibility for the firms work as development counsel for the Washington Convention Center Authority. In this capacity, he represents the authority in connection with the development of Washington, D.C.s $650 million new convention center. Specific assignments have included: the assembly and acquisition of the site and subsurface support rights; assistance in connection with land use and street closing issues; negotiation of infrastructure agreements with local utilities and the local transit agency; and negotiation with the construction manager, the architect/engineer and the various other design professionals required on a project of this magnitude. Mr. Bridenbaugh has represented both government and private clients in a number of public/private redevelopment partnerships. Several years ago, he successfully represented a non-profit developer in connection with the renovation and resale of a public housing project located in the District of Columbia. There, he negotiated a design-build-finance agreement to renovate the public housing project. The agreement contemplated that the developer would rehabilitate the project and resell condominium units to low income individuals. More recently, he has also represented the Prince Georges County Housing Authority in the negotiations related to the creation of a public/private partnership to redevelop a multi-family housing project. The development plan contemplated that the site would be redeveloped as a mixed use site funded, in part, by low-income housing tax credits. He also represented the Resolution Trust Corporation ("RTC"), the Federal Deposit Insurance Corporation and other private lenders in connection with the restructuring, modification and extension of various real estate and commercial loans in the District of Columbia, Maryland and Virginia. Assignments included loans secured by hotels, public storage facilities, marinas and other real estate assets as well as commercial loans. He has participated in the sale of numerous real estate and loan portfolios on behalf of the RTC and the U.S. Department of Housing and Urban Development. Mr. Bridenbaugh also represents a variety of small to mid-sized businesses in a wide range of business transactions. This portion of his practice focuses on contract negotiations and includes structuring joint venture relationships, new business start-ups and financing, and resolving complex contract disputes. Thomas is admitted in the District of Columbia and California and is a member of the Section of Real Property, Probate and Trust Law of American Bar Association, the Section on Real Property of the District of Columbia Bar and the District of Columbia Building Industry Association |
